Ending Your Tenancy

Ending your tenancy could be rewarding...

While we would be sorry to see you leave us, we would also like to reward residents who have taken care of their home.

If you have kept your home to good standard, allowed access, given the required notice period and forwarding address you could be rewarded with up to £150.

The reward is split in two parts. You could receive either part or both up to a maximum of £150. to be eligible for this you need to meet the below criteria.

Reward Eligibility Criteria

Notification period - £75

  • Give us at least 4 weeks notice, in writing
  • Allow access during the 4 weeks for inspections, works or viewings
  • Supply a forwarding address

Moving out - £75

  • Your home should be of a good decorative standard. When you leave you need to ensure it is clean and no possessions or rubbish left
  • Gardens should be maintained
  • Sheds and loft spaces should be left clear
  • Only carpet or flooring that we have agreed can be left, should remain. All other flooring is to be removed
  • No furniture or white goods are left in the property
  • No rechargeable repairs are found
  • All keys are available (including communal door keys/fobs, garage, shed, as appropriate). You will be advised by your Housing Officer the safest way to return your keys. We must receive these before 12 noon on the Monday after your tenancy ends

Process and Rechargeable Repairs - Ending Your Tenancy

As part of the termination of tenancy process you will be visited by the Housing Officer who will carry out an inspection of your home. They will advise you what is expected and what you need to do before you move out. This will include the responsibility to pay rent due to the end of the tenancy and clear any arrears.

Once keys are returned, a surveyor will then inspect the property. It is during this inspection that any rechargeable repairs are identified.

Rechargeable repairs include:

  • Rubbish, furniture, white goods (cookers, fridges) being left behind
  • Untidy, overgrown gardens or balcony areas
  • Flooring being left that is of poor quality and needs to be removed
  • Any damage that is not considered wear and tear
  • Non-standard light fittings, electrical switches or sockets left at the property (where previous permission by us hasn’t been given)

How will you receive this incentive?

Where any arrears remain or we have found rechargeable repairs, any incentive you would have received will be offset against this debt.

When you have met the criteria and you do not have a debt with Delta, a cheque will be posted to your new address. We aim to send this within 10 working days from the end of your tenancy.
