  • Turn your gas off at the meter
  • Open your doors and windows
  • Do not switch anything electric on or off as this could create sparks
  • Do not smoke or light a match
  • Evacuate the property – wait near, but not in, the property.

What Is Estuary Doing To Keep My Home Safe?

Gas appliances need to be checked regularly to make sure they are safe, and no gas or Carbon Monoxide is leaking. As landlords we are legally obliged to ensure that all tenanted properties have an annual safety inspection.

During our gas safety inspection, we will service and repair all our gas appliances and let you know about any faults on your own appliances such as your cooker.

We will need gas and electricity to service your central heating. If you have prepayment meters, please make sure there is credit in them when we call of a minimum of £10.

If we cannot service your appliance because there is no gas or electric available, we will have to turn the gas supply off temporarily for your own safety.

What Should I Do To Keep My Home Safe?

  • Make sure you provide us with access to undertake the annual safety inspection
  • Always use a Gas Safe registered engineer to carry out any gas works, including installing a new gas cooker.
  • Be aware of the signs that a gas appliance isn’t working properly, e.g., lazy or yellow flames, soot marks around an appliance of flue.
  • Have an audible Carbon Monoxide detector in any room with a gas appliance. We are supplying all homes with a new detector, please do not remove this or disable it as it may save your life.
  • If you have symptoms of Carbon Monoxide poisoning or the detector is sounding please

    • Open your doors and windows
    • Contact repairs on 0808 169 1969 for an Axis emergency gas engineer.

How Can I Arrange For My Annual Safety Check?

Our gas contractor, Axis Gas, will contact you to book an appointment before they call to do your gas safety inspection. If the appointment does not suit you, please contact Axis Gas on 0808 169 1969, and they will rearrange it to a time that suits you better – please give as much notice as possible if you cannot make the appointment.

If Axis cannot gain access at the appointment time, they will leave a card to let you know they have been. You must contact them as soon as possible to arrange another appointment.

If you do not answer our letters or fail to keep to appointments, after three attempts we will take legal action against you to access your home to carry out the gas safety inspection. If we have to make arrangements to force access, we will charge you for our costs.
